Alright, alright, let's get this discussion back to hockey.

Which 25 year old will the Leafs draft with that 6th rounder?
 
Holland had his chance last year and did nothing with it.  With the players we have now, there's no room for him in the top 9, and he's proven useless on the 4th line.

People complain about Smith, but he's actually been useful and has provided a more significant impact in his role this year than Holland did all of last year.

Personally, I'd much rather have Smith centering the 4th line than Holland.

As for value, the good news is that his cap hit is gone and a contract spot has been opened up.
 
Best of luck to Holland in Arizona.  Perhaps he can contribute on a consistent basis, unlike his time here as a Leaf.  He has an opportunity to restart his career.

The Leafs get something -- a conditional 6th Round pick (provided Holland doesn't get traded from the 'Yotes, in which there are no guarantees that won't happen otherwise the Leafs return is nil),  and, the bigger plus is that the Leafs have freed up cap space, which works well for them.

They get the pick if he gets traded, from what I understand.

Yes. Martin is the reason Peter Holland isn't a better than a point per game player.

Cost of Living easily favors AZ.  I've been to both and liked both but if I was choosing to live in only one it would be AZ.

It costs to be the best. I've been through Arizona on a train (for what it's worth) and I know which one I prefer. I may be biased however.

I just sold a 3br townhouse for $1.352m. We bought it 9 years ago for $580k.

My kids won't be able to buy property when they're old enough but hey, swings and roundabouts.
